Why the schedule matters more than the payment
Ask what a loan costs and most people answer with the monthly payment. But two loans with identical payments can differ by tens of thousands of dollars, because the payment says nothing about how long you pay it or how much of it is interest.
The schedule says the rest. It shows that a 30-year loan spends roughly its first two decades mostly paying the lender. It shows that a longer term is a price rise wearing the costume of a discount. And it shows that a small extra payment made early does more than a large one made late.
Those are the facts that change decisions, and none of them appear in a single number.
