No figure produced by any calculator on this site is a loan offer, a pre-approval, a quote, or a commitment to lend. Only a lender can tell you what you will actually be charged, after underwriting.
Accuracy and its limits
The calculators are tested against known values and the formulas are published on our methodology page so you can verify any result by hand. We take accuracy seriously.
They are still estimates. Results depend entirely on the figures you enter, and the models make simplifying assumptions that are stated on the methodology page — chiefly that rates are fixed, that payments arrive on schedule, and that a simple periodic rate is used rather than a specific day-count convention. Real loan agreements vary.
Your lender's figures are authoritative; ours are not. Differences of a few dollars a month are normal. Larger differences usually mean a fee, an escrow item or an insurance premium is present in their number and absent from yours.
